Lord Lauderdale… sell my condo please.

If I were selling for the first time a condo I owned I would at once realize I cannot put a For Sale By owner sign out on my property to snag a potential buyer. I would also realize there are not a lot of effective vehicles I could use to find buyers. Many condos do not even allow you to do an open house. I would then conclude that I probably need a realtor to find a buyer for my property. Unlike single family homes condominiums almost make mandatory the help of a realtor. Like myself the best realtors usually do a postcard mailing to every owner and tenant in the building and the surrounding zip codes and often they do a mailing to may buildings with comparable properties. I go to this expense not only to find a buyer but also to reach another seller in my area of specialization. Of course I place it in the into the Multiple Listing System and it appears in Zillow.com, Realtor.com etc. I very rarely put a lockbox on a property I have listed. I want to be there to sell the property, and answer all questions. This is combined with top notched marketing... including professional photos, very active social media… Facebook, Twitter, Instagram… and a website with a high degree of google hits. It takes a top professional to get the top price for a seller. It also takes 100% integrity, a positive spirit with a warm smile and a genuine friendliness that promises to make it a smooth and pleasant experience.
